For homeowners who want to know whether their idea works before committing to a full design. We carry out a site visit, a planning review, and a sketch-level study, and deliver a written feasibility report.

Planning permission
Full planning applications for extensions, conversions, and change of use. We design around the local plan and the officer who will assess your application.
Householder applications
Rear, side, wraparound, and double-storey extensions. Determined under the 8-week statutory householder period.
Loft conversions
Hip-to-gable, mansard, dormer, and L-shaped layouts. Under permitted development where the rules allow, full planning where they do not.
Basement conversions
Cellars to habitable space, plus light wells and ventilation strategies. We coordinate structural and waterproofing design.
Listed buildings and conservation
Listed building consent for Victorian, Georgian, and locally listed buildings. Conservation-area scrutiny built into the design from day one.
Places of worship
Mosques, churches, prayer halls, community halls, and ablution facilities. Use class, parking, capacity, and acoustic strategies woven into the application.
New builds
Replacement dwellings, infill plots, and small commercial new builds. Pre-application advice often de-risks the route before drawings.
Structural calculations
Civil and structural engineering for the work we design. Coordination with named structural engineers for larger frames.
Party walls
Scope and coordination of party wall awards with adjoining owners. Surveyor liaison for both sides of the wall.
Planning appeals
When an application is refused, we write the appeal statement and present the case to the Planning Inspectorate.
